What a sewer scope actually finds

We run a camera from the cleanout to the city main or the septic tank and record what is there. On older Lynchburg-area homes, the findings cluster into a short list.

• Root intrusion at clay joints, the most common finding on anything built before the 1970s
• A bellied section holding standing water, which will keep catching solids forever
• Cracked or offset joints where the ground has settled
• Orangeburg pipe, which was tar paper and is at the end of its life wherever it is still in service
• Previous repairs, including ones nobody disclosed
• A line that is genuinely fine, which is worth knowing with the same certainty

A report your client can act on

The inspection comes back as a photo report you keep. It is written to be handed to a buyer, a seller, or the other agent, and it is specific enough to price a repair against rather than just flagging a concern.

Buyers use it to negotiate or to walk. Sellers increasingly order one before listing, because finding a root intrusion in your own time is a very different negotiation from finding it during a buyer's due diligence.

Cost and timing

A camera inspection is $185 on its own. If the line needs clearing and you have us do that work, the diagnostic comes free with it.

We know inspection periods have hard dates. Tell us the deadline when you call and we will tell you honestly whether we can make it, rather than booking you and hoping.

Working with agents

If you are placing this for a client, we can coordinate access directly with whoever is at the property and send the report to you. Repeat referral work gets scheduling priority, for the obvious reason that your deadlines do not move.
